With all the talk about the economy, many are wondering about the stability of the real estate market in Pearland, TX. I recently read a great article about the state of the real estate market and found its data very encouraging, further solidifying what I already know about the Pearland real estate market.

In his "Is Real Estate on a Rebound?" article, Chris Kellog notes that nationally, pending home sales increased over 17% over last year. In Pearland, Texas, the real estate market has been consistently steady, and in fact, has been one of the strongest in the Houston metropolitan area.  Since August 1, 2010, 187 homes listed in MLS in Pearland have sold. The sales price of these homes range from $40,000 to $610,000. Currently, there are 145 homes pending waiting to go to closing. This high number further demonstrates that the Pearland housing market is strong.

There are several factors that make the Pearland real estate market so desirable:

• Close proximity to Houston businesses.

The west side of Pearland is strategically located off Hwy 288 and Beltway 8. The east side is located conveniently between I-45 and Beltway 8. The close proximity to these major traffic thoroughfares makes commuting to work in other parts of Houston easy.

• Great Schools. Pearland ISD has several Texas Recognized campuses.

The quality of education in Pearland ISD is one of the highest in our area. Recently, Pearland ISD opened its second high school, The Glenda Dawson High School to service the booming west side of Pearland. This beautiful high school features state of the art learning facilities filled with new technology to help students.

• Beautiful Subdivisions.

There are so many great subdivisions in the Pearland area! Silverlake, Sunrise Lake, Banbury Cross, Shadow Creek Ranch, Southwyck, and more! There are so many beautiful Pearland subdivisions and each have great community features to offer residents such as parks, walking and biking trails, recreational areas, pools and more.
